University Master Plans

The plan for George Mason University establishes a framework for orderly growth for what is arguably Northern Virginia’s most dynamic institution. It supports the concept for a distributed university, with full-service campuses in Fairfax, Manassas, and Arlington, Virginia distinguished by centers of excellence in teaching and research, and well placed to serve the needs of a rapidly growing but dispersed local population. It supports strengthening the ties between research, industry and economic development. It provides the strategies for consolidating the University’s campuses as mature academic communities, serving as destinations and cultural resources for a larger world, and manifesting a clear and distinguished identity. Campus Master Planning

Campus Master Planning activities will provide a process and guidance toward developing the specifics of Mason’s campus architecture, landscape architecture and site engineering. The Assistant Vice President of Campus Planning & Design has responsibility of working with the Land and Building’s Committee to develop guidelines for exterior architecture, landscape architecture and precinct planning or development. Utility and Infrastructure planning is an important aspect of this work as well – this includes coordination with other technical user groups such as ITU, Transportation and Parking, University Services, etc.

Capital Planning

Mission:

  • Lead the University’s capital planning process each year.
  • Allocate and evaluate space throughout the University on an ongoing basis reporting to Space Administration Committee.
  • Manage the Capital Request process coordinating with the facilities maintenance reserve program for the University.
  • Undertake planning and space utilization studies in support of the University’s goals and priorities.

To achieve this mission, the Campus Planning Team interfaces and communicates regularly with the Office of the Provost, Academic Unit Deans, Administrative Units, and Senior University Leadership.

Services:

  • Planning for reassignment of space within schools or departments
  • Planning for renovation of space within schools and departments
  • Scoping Studies focused on the development of new or renovated spaces for schools and departments
  • Studies of how space is utilized in a given school or department in order to improve space efficiency or re-think space allocations
  • Planning for moves, swing space, and other identified space needs.

Interior Design

Interior Design &/or Furniture Requests are defined as projects that require the consultation of an Interior Designer to either suggest or select interior finishes for a space such as paint and carpet or to request new furniture or re-configure existing furniture to create a more functional space or environment.

Environmental Graphic Design

Environmental Graphic Design Services are defined as projects within Mason’s public spaces which include Signage and Graphics, Donor Recognition Programs, Exhibit Displays, coordination and planning of Public Art (in consultation with the University Curator), seasonal or event pageantry and other non-signage elements which will enhance the built environment and create a stronger sense of place and support the Mason brand.

For non-public spaces (spaces within Departments/Programs and Colleges), consultation of an Environmental Graphic Designer can be requested to coordinate EGD Services with finishes, architecture and furniture to enhance the physical environment within those spaces.

Space Management

Role of the Office of Space Management

The role of George Mason University’s Office of Space Management is to facilitate the space request and allocation process; to maintain an accurate space inventory for internal and external reporting purposes; and to provide analysis and information to University administrators responsible for planning and implementing projects that support the instructional, research, and administrative support space needs of the University.

The goal of the Office of Space Management is to:

• Effectively distribute space to meet instructional, research, and administrative support space needs
• Assure that space is being utilized as efficiently as possible to meet not only individual unit needs, but overall University needs
• Provide high quality administrative, instructional, and research facilities that meet the University’s missions and goals

The Office of Space Management maintains the University’s space inventory in an on-line space database. Floor plans for each building in Mason’s inventory are available via the on-line space database. Floor plans are updated to reflect changes due to renovation projects, and buildings are added to the space database as new construction is completed.  The space database also includes space data (building, room number, square feet, department occupancy, room use, etc.) for all assignable square feet (ASF) within each building.  Updates to space data are coordinated with departmental and unit space liaisons as occupant assignment or room use changes.  Space Management coordinates with the Office of Institutional Research and Reporting to submit the bi-annual space inventory and classroom/class lab utilization report, to the State Council for Higher Education in Virginia (SCHEV).  Therefore, maintaining an accurate inventory of space on and off-campus is essential for both reporting and planning purposes.

Real Estate Management

The role of the Real Estate Management is to oversee overall leasing conformance at
George Mason University, with objectives to:

• Maintain and update the master lease at all of the campuses of George Mason University.
• Lead overall lease responsibility for the leasing projects.
• Insures the University’s lease guidelines are current on all lease issues.

Capital Finance

Capital Finance group provides budgetary oversight and financial support to both external
and internal customers for the University’s Capital Projects.

As such the team is responsible for:

  • Issuing bonds and tracking legislative funding sources
  • Monitoring and reconciling project budgets
  • Facilitating the payment of invoices for the planning, design, and construction
    phases of Capital Projects.
